Projected ROI helps compare broad areas, but it does not replace an asset-level calculation. Advertised prices and rents can come from different properties, so combining their averages does not produce a reliable return for one apartment.
I would start with the unit’s actual acquisition cost, credible rent comparables and the building’s service charges. Then I would allow for vacancy, upkeep and transaction expenses. Building quality, supply and resale liquidity matter as much as a headline yield when deciding where to invest.
